New Construction Inspections

new-constrution-inspectionsAn inspection of new construction is not the same as a home inspection. Standard home inspections relate only to the condition of the house and do not address code compliance. Inspection of code compliance is the most important part of inspecting new construction. Very few inspectors have the background and licensing that is necessary to ensure a proper inspection.

ABI provides a wide range of new construction inspections.

Start to Finish Inspections

Inspection services for construction that has not yet started include plan review, a pre-construction meeting, and inspections at the following phases of construction including electrical, plumbing, air-conditioning:

  1. Prior to pouring of the foundation and concrete floor slab
  2. Prior to pouring the lintel
  3. Prior to the installation of interior gypsum wallboard
  4. During or after the roofing installation as required
  5. At the time of completion (final inspection)
  6. Additional inspections as needed, based upon the type and rate of construction.
This includes unscheduled inspections of ongoing work.

Mid-Process Inspections

For homes that are not inspected from the beginning, inspections can be made at any time during construction. However, unless specific problems arise, the most cost-effective are the "framing" and "final" inspections. The "framing" inspection is done just prior to installation of the gypsum board. This is the best time to inspect new construction since the framing, electrical, plumbing, etc. is still visible.

Final Inspections

This type of inspection is designed for those desiring an inspection only at the end of construction. All visible non-cosmetic items and systems are inspected for operation, proper construction and compliance with applicable codes.

1-Year Warranty Inspections

This type of inspection is done prior to the end of the one-year warranty to determine if the builder is responsible for any necessary repairs that may not yet have been discovered. Similar to a Final Inspection, this inspection covers all visible non-cosmetic items and systems are inspected for operation, proper construction and compliance with applicable codes.

Prices

Start-to-Finish: For typical homes, the cost for these services ranges from $2,300.00 to $5,000.00.
Mid-Construction Framing, Final or 1-Year Warranty Inspections cost $350.00 to $600.00 for most homes.
Final inspections usually cost about $250.00 if done in conjunction with a framing inspection or $350.00 to $600.00 separately.
